40 days into my 120 day plan
We are getting close to finalizing our first floor plan. I’d love to hear your feedback.
It’s been 40 days since I sent the email about my 120-day plan. In that email, I explained that I would be pivoting to a ‘for rent’ product and would need to make some changes to make that work.
In that plan, I highlighted the 4 things I wanted to accomplish within that 120-day timeframe.

Content
I have dove deep into the potential routes of driving eyeballs to our development through content creation. It’s been fun learning about how other people have done the same.
I’ve discovered that gaining an audience online with video generates a lot of benefits. One of the best examples I’ve seen in Real Estate is Devon Loerop.
He creates videos highlighting the process of building Short Term Rentals. It’s inspired me to get much more intentional about sharing our process and gaining an audience, specifically through YouTube.
I’ve become convinced that YouTube is the best method for attracting the customers I need. My current plan is to create two separate channels to drive potential customers.
1. A channel focused on the potential fun of Costa Rica
This would be something where we highlight the different things you can do while visiting on vacation. Some examples could be
The 5 coolest waterfalls in Costa Rica
The best golf courses in Costa Rica
3 Interesting Airbnbs in Costa Rica
Etc
2. A channel focused on our progress
This would be something more similar to the video posted above. We would show off the process of building the homes while also breaking down our budget.
The idea would be to generate views to fill our rentals by the time they’re finished.
Website
As we have begun gathering ideas for our website, we’ve realized that we’re likely jumping the gun on the timing.
While narrowing down what we want out of the website, we’ve learned that people are much more spontaneous when booking trips than I originally anticipated. Instead of pushing to be ready to book online we are going to focus on capturing emails of interested guests with a simple landing page until we’re closer to a completed home.
Development
In the last email I sent, I showed how we’ve ranked every tree. We have also hired a new topographer who is helping us adjust our plan. We’ve come to the conclusion that we can’t save as many trees as we hoped, but we are going to prioritize the best ones.
We are waiting on the final grading plan to mobilize equipment to our site.
Home Design
We are making progress on the first home plan.
We are currently making some changes to this floor plan but hope that it’s ready in the next couple of months so that we can begin engineering it onto a few lots.
Here are the following changes we are currently making to the floor plan.
We are adding an additional bathroom. We believe it’s best if each bedroom has its own full bathroom.
We’ll be shifting the laundry and half bath to a more private space near the garage. We didn’t like the idea of the half bath door being so visible from the gathering spaces.
We will be shifting the front door off of the garage and more towards the center of the home. This is more about the exterior aestetics then the flow of the home plan.
The final change is we’ll be shifting the master closet larger behind the bed. Our reasoning for this is to make room to expand the master bath as we currently think it’s too small.
